Diamonds Direct, a direct-to-consumer diamond retailer and jeweler headquartered in Charlotte, N.C., will open its second Houston location on March 10. The newly built showroom at 18610 Gulf Freeway in Friendswood is next to Baybrook Mall. Led by Tamir Shkargi, Houston vice president, Diamonds Direct entered Houston last year at 3115 W. Loop South. The showroom sells loose and mounted diamonds, engagement ring mountings, wedding bands, pendants, earrings, bracelets, pearls, colored gemstones and fine jewelry.
Federal American Grill opened a 7,218-square-foot restaurant in Wood Ridge Plaza Shopping Center, at 27700 Interstate 45 North in Oak Ridge North, serving The Woodlands, Spring and Conroe areas. It is the fourth location for Federal American Grill along with Hedwig Village, Katy and Shepherd Drive. David J. Littwitz of Littwitz Investments represented the tenant. Katherine Wildman with Wulfe & Co. represented the landlord, CH Realty VI/R Houston Wood Ridge.
Patrinely Group, as managing member of the joint venture with USAA Real Estate and CDC Houston developing the 60-acre urban district of City Place in north Houston, tapped Shop Cos. to market and lease 55,000 square feet of available retail space at four ground floor sites as more employees at area companies return to the office. Located near the Grand Parkway and Interstate 45, City Place’s urban district contains office, shopping, restaurants, entertainment, multifamily and hospitality developments. Lindsey McKean at Shop Cos. is handling the assignment.
Sea Pretty LLC purchased a 5,818-square-foot shopping center at 503 Westheimer from Moench Family Partnership. Mike Maroney of MPM Commercial represented the buyer. Mark Davis of Davis Commercial Real Estate represented the seller.
Houston-based Fidelis acquired Siegen Plaza, a 156,441-square-foot shopping center center in Baton Rouge, La. JLL Capital Markets represented the seller, TriGate Capital.
Hip Beauty Supply leased 15,456 square feet in a neighborhood retail center at 501 FM 1092 (Murphy Road) at Avenue E in Stafford. Sarah Thobae with Weitzman handled negotiations as leasing agent for the shopping center.
Floor & Decor, an Atlanta-based retailer of hard-surface flooring, opened a design studio at 5080 Richmond near the Galleria. Floor & Decor has 160 warehouse-format stores and three smaller design studios across 33 states. The new store offers a team of designers led by Julea Greenberg.
Melrose Apparel signed a 16,000-square-foot lease in the Steeplechase Shopping Center at FM 1960 and Jones Road. Abe Charski of Abe Charski Interests represented the tenant. Shaffer Braun of NAI Partners represented the landlord, Jones 1960 Crossroads LLC.
Balanced Foods, a retailer of healthy pre-packaged meals to go, leased 1,400 square feet at the Baybrook Passage Shopping Center, at Interstate 45 and Bay Area Boulevard in Webster for its sixth location in the Houston area. Candice Weeter of Blavesco represented the tenant. Elise Weatherall of Wulfe & Co. represented the landlord.
Skin Spirit leased 2,500 square feet for a medical spa at LaCenterra at Cinco Ranch in Katy. CBRE represented the tenant and Evergreen Commercial represented the landlord, POAG Shopping Centers.
Tamekia Watkins/New Orleans Seafood & Daiquiri leased 2,286 square feet at 5020 FM 1960 West. Wil Logan represented the landlord, Hartman Income REIT.
Signature Restaurant and Sports Bar leased 5,963 square feet at 7101 W. Grand Parkway S. in Richmond in the Long Meadow Farms master-planned community. Jason Gaines of NAI Partners represented the landlord, LMF Richmond LLC. Jesse Hernandez of Hunington Properties represented the tenant.
Dona Leti's leased a 3,388-square-foot building at 7340 Washington Ave. Nick Ramsey and Kevin Sims of NewQuest Properties represented the landlord, Hamblin Properties.
Jeremiah’s Italian Ice leased 1,375 square feet at Broadway Plaza, at the southwest corner of FM 518 and Shadow Creek High School in Pearland. Jason Gaines of NAI Partners represented the landlord. Karol Snyder with CYC Commercial represented the tenant. It will be the Orlando-based ice cream shop’s ninth location in the Houston area.
